Slipping and Cracked Tiles
Slipping and Cracked tiles should be repaired as soon as you notice then. Slipping and Cracked tiles can cause sunlight to enter the underlayment and act like a magnifying glass focusing the sunlight in the same area for a long time and can cause that are to break down and start leaking. Tiles that are in more than three pieces should be replaced and not repaired or glued back together. We use the same foam adhesive to reattach the slipping and replaced tiles as we use to install new roof tiles. This adhesive can withstand hurricane winds within 15 minutes of application.
The first thing you should know about tile roofs is that the actual waterproofing is underneath the tile. The waterproofing material is much like flat roof material which only lasts 10 to 15 years here in the Bradenton and Sarasota area of Florida. The tile on your roof is used for UV protection so the sun does not bake the waterproofing like on a flat roof and can extend the life of the material to 20 or 30 years depending on the material, installation method and maintenance of your tile roof. Tile also looks awesome and offers an insulating factor to your roof keeping it cooler in the summer and warmer in the winter. One of the worst things you can do to a tile roof is have it cleaned with harsh chlorine chemicals. The chlorine may kill the mold and make it easier for the company cleaning your roof but it also puddles in the valley's and cricket areas and breaks down the asphalt causing leaks. We always recommend cleaning with no chemicals. Below we offer normal maintenance items we inspect for and repair to prevent leaking.
Loose Ridge Caps and Missing or Cracked Mortar
Loose ridge caps are a common problem with tile roofs as they can blow off in high winds and cause more damage to your house and others around you. They become loose over time due to missing or cracked mortar or if they were installed. It is hard to know when they become loose so the only way to know for sure is to put your fingers on the the edge and see if they life up. We use the same foam adhesive to reattach the slipping and replaced tiles as we use to install new roof tiles. This adhesive can withstand hurricane winds within 15 minutes of application.
Rusted Vents and Missing Mortar
Vents are made of thin metal and can rust out if not painted or paint is wearing off. This is a very costly repair if not address as a regular maintenance item. Most leaks in vent areas are below what can be seen and the way we extend the life of this item is to put mortar around the top and sides of the vents to prevent water and sun from deteriorating the edges of the vent. We match the color of your roof with both paint and mortar closely matching the roof.

Cricket Areas Exposed to Intense Sunlight
Cricket Areas are basically areas where the underlayment is exposed and no roofing tile can be installed on top. Many times this is due to the roof pitch, difficult area, need for drainage, etc. If cricket areas need repair this is almost treated as a valley repair which is the most difficult. We use an Elastomeric coating to help extend the life of this area and help it keep pace with the rest of the roof. We use a solvent based coating instead of the thinner water based coating for better protection and sealing abilities.
Roof Cleaning with Chemicals can cause the underlayment to break down and leak, especially in the valley's and other areas where the chlorine can pond. These are very costly repairs and can be prevented by having your roof cleaned without the harsh chemicals. It takes more time and costs a little more, but can help prevent future repair expenses.
